Mortgage affordability sanity check
Compute the maximum purchase price that keeps your front-end DTI under 28% and back-end under 36%, given your income, current debts, down payment, rate, and property tax + insurance.
Rent vs buy across 10 years
Compare the all-in cost of renting (rent + insurance + opportunity cost on the down payment) vs buying (mortgage interest + property tax + insurance + maintenance + opportunity cost + appreciation).
Rental property cap rate
Cap rate = NOI / purchase price. The rental property calculator builds NOI from gross rent minus vacancy, repairs, property management, insurance, taxes, and HOA. Sanity-check against the 1% rule.
Refinance break-even
(Closing costs) / (monthly savings) = months to break even. The refinance calculator runs this against the new rate, term, and points to tell you whether refi makes sense at your remaining tenure.
1031 exchange basis

- PITI
- Principal + Interest + Taxes + Insurance. The full monthly housing cost a lender uses for DTI, not just the loan payment.
- DTI
- Debt-to-Income ratio. Front-end DTI = PITI / gross income. Back-end DTI = (PITI + all other debt) / gross income. Conventional caps: 28% / 36%.
- PMI / LMI
- Private Mortgage Insurance (US) or Lenders Mortgage Insurance (Australia). Required when LTV exceeds 80%. Falls off at 78% (PMI auto, FHA differs).
- Cap rate
- Capitalisation rate. NOI divided by property purchase price. Quick measure of unleveraged return. 5-8% is typical for residential rentals in Tier 1 US markets.
- Cash-on-cash return
- Annual pre-tax cash flow divided by total cash invested. Captures the effect of leverage where cap rate does not.
- Stamp duty
- Transfer tax on property purchase. Banded in UK (SDLT), Scotland (LBTT), Australia (state-by-state), Singapore (BSD + ABSD). The calculator picks the right schedule by jurisdiction.
- 1031 exchange
- US tax-deferred swap of one investment property for another like-kind property within 45 + 180 day windows. Defers capital gains; does not eliminate them.
